Spring workWhy cycle rating is the conversation
ANSI/DASMA 109 defines a cycle precisely: the door starts closed, opens, and returns to closed. What it does not do is mandate tiers. There is no DASMA-required 10,000-cycle minimum, whatever you have read — the rating is set by the manufacturer and tested to that standard. So the useful question for a warehouse door is not “is it rated?” but “rated for how many cycles, and how many are you actually running?”
Get that wrong and a spring specified for light duty fails inside two years. DASMA’s guidance on factors affecting spring cycle life adds the rest: rust reducing effective wire cross-section, corrosion pits from which fatigue cracks accelerate, improper torque, inadequate lubrication of the counterbalance assembly. All four are ordinary conditions in an unheated dock bay off Higgins Road.
The residential half
A planned village, built largely by one company
Elk Grove Village incorporated on 17 July 1956 as a planned community, and Centex Corporation built the majority of its residential housing. The result is a remarkably uniform stock of late-1950s through 1970s homes. The streets carry the names of the German farmers who worked this land before any of it existed.

Uniform housing means uniform failure patterns. A Centex-era garage typically has a door hung in the 1990s on hardware that is older still, and when the spring finally goes it takes the opener’s drive gear with it, because the opener has been quietly lifting weight the counterbalance stopped carrying months ago. Roads and landmarks
Straight south on Arlington Heights Road
The simplest run from our base is Arlington Heights Road, which goes directly south into the village. IL-53 and I-90 are the fast routes when they cooperate, Higgins Road (IL-72) serves the industrial park, and Oakton Street and Biesterfield Road cover the residential grid.
The landmark everyone names first is Busse Woods, the forest preserve with the elk herd that gave the village half its name. Alexian Brothers Medical Center is the largest single employer with about 2,800 workers. Beyond that it is the industrial park itself, which is genuinely one of the largest in North America and which we have spent fifteen years learning our way around.
IL-53 works run to late 2026
IDOT’s 6.4-mile Route 53 reconstruction, including five bridge rehabilitations, is projected to finish in late 2026 and has closed ramps for months at a time. For Elk Grove Village we generally use Arlington Heights Road rather than 53 and set the arrival window accordingly.

What cycle rating should a busy industrial door have?
Start by counting real cycles. A door opened forty times a shift across five shifts a week runs roughly 10,000 cycles a year, which retires a light-duty counterbalance quickly. Cycle ratings are manufacturer specifications tested to ANSI/DASMA 109; there is no industry-mandated minimum, despite what a lot of websites claim. We size the spring to your measured duty and tell you the expected service interval in years, not slogans.
My house is original Centex. Is the door worth replacing or repairing?
Look at the sections rather than the calendar. If the steel is sound and only the hardware is tired, springs, rollers, cables and a rebalance restore it properly. If the bottom section has rusted through from the inside, or the skin has delaminated, replacement is the honest answer and we will show you the evidence. Our technicians earn no commission on parts, which removes the usual incentive to oversell.
Do you service the condo garages at Park Place?
Yes. Elevator buildings with heated parking normally use commercial-grade operators, gates and coiling doors rather than residential sectionals, so the work is booked through our commercial side and quoted to the association or property manager. Send us the make and model from the operator housing and we will confirm parts availability before scheduling.
Does road salt from the truck traffic really shorten door life here?
In the industrial park, noticeably. Chloride is hygroscopic and forms a concentrated corrosive solution on damp steel, and the freight traffic drags it into every bay. It attacks cable ends, bottom brackets and spring wire, and DASMA lists saline environments among the factors that shorten spring cycle life. Rinsing and lubricating on a schedule is cheap; a curtain replacement is not. Ask about a maintenance visit.
